Even though she was our realtor, it felt more like she was our coach playing offense and defense, cheering us along, and guiding us to what is now our beautiful home! Buying and selling were more of an emotional undertaking than I anticipated, but Kathleen was able to keep our eyes forward and hearts set on what we wanted from the very beginning. I believe we had more curveballs thrown at us than the average buyer and seller but Kathleen got us through with pure confidence and did not hesitate to make sure she had every piece of information necessary in order for us to make those stressful decisions. While her home base is in Charlottesville, she was still willing to sell our house in Fredericksburg AND help us find our new home in the desired Cville area. Even with plenty going on, she was always available to take our calls and often checked in to provide a status, so we always felt informed. She delivered clear expectations even during the unknown of the pandemic and continued to accommodate us the whole way through. We thoroughly enjoyed working with Kathleen and appreciated her patience, perseverance, and support through it all. She fought for us, kept us calm, and didn’t give up on helping us find exactly what we were looking for so needless to say, we are beyond grateful and overjoyed to be settled into our new Charlottesville home!

the "want to haves". She was extremely knowledgeable of all the areas we looked at (proximity to highways for commuting north, ease of grocery shopping, etc.). She even took into account vets for our dogs, proximity to hospital/urgent care in case of emergency, etc. Her patience in all of the houses we looked at was amazing, and she really helped hone in on the important things what were on our "quality of life" list. When it came down to the financing, paperwork, contracts, inspections, etc. her knowledge and ability to explain what was happening throughout the entire process really put us at ease. She does her homework as far as value, not only of the house itself, but property, neighborhood, location, etc. and again, really helps to understand/illustrate why a home was or wasn't worth asking and what the possibilities may be for negotiating (how long on market, interior, exterior, neighborhood/location, etc.).
